Manager, Business Development
RESPONSIBILITIES:
- Seek potential land deal opportunities by maintaining good networking with agents and landowners
- Maintain and expand land deals and market research database
- Monitor, track and analyse land transaction to keep the company updated on competitors’ movement
- Keep track and updated on development and planning requirements imposed by authorities
- Review and conduct preliminary market and feasibility studies on land proposals
- Conduct preliminary checks with authorities on land status i.e. zoning, planning, approvals etc.
- Conduct and oversees due diligence works such as extensive market research, company background checks, authority checks, site analysis etc.
- Prepare and present new land proposals for approval to the Management which includes but not limited to site analysis, market analysis, proposed components and pricing, feasibility studies, sensitivity analysis etc.
- Conduct negotiations, review and oversee the preparation, finalization and execution of the LOI, Term Sheet, SPA, JVA, SSA etc.
- Liaise with external Valuers to conduct land valuation on new land acquisitions for Management approval
- ·Oversee the preparation and finalization of Bursa announcements and press release for relevant land transactions
- ·Collaborate and coordinate with all relevant departments for advice in all new land acquisition exercise
- Coordinate and lead all relevant and necessary works related to the successful acquisition of new lands for the company
- Prepare and present monthly updates for the Monthly Management Meeting (MMM)
REQUIREMENTS:
- Degree in real estate management / building / quantity surveying / marketing or any other relevant qualifications
- Minimum 8 years of working experience in property development industry with at least 5 years in a similar capacity
- Possess strong business acumen and analytical skills
- Has a positive approach in work and able to work independently with minimal supervision
- Able to communicate, coordinate and work inter-department
- Possess excellent communication skills to communicate with land owners, real estate agents and government authorities
- Possess excellent Microsoft Excel, Power Point and Word skills for analysis, presentation and reporting purposes
- Capable and willing to travel to various locations when required and hold a valid driver's license
