Senior Project Manager — Modular Construction

About the Role
We’re seeking a senior project leader to deliver complex, schedule-critical modular/offsite projects across Queensland. You’ll own end?to?end delivery—from pre?contract and design coordination through factory production, logistics, installation, commissioning, and handover. This role suits a commercially astute PM who thrives in fast?paced, quality-driven environments and can align diverse stakeholders around programme, cost, safety, and compliance.
Key Responsibilities
Project Delivery & Governance
- Lead full lifecycle delivery: concept, design development, procurement, offsite manufacture, transport, cranage, site install, testing & commissioning, and DLP.
- Establish project execution plans, stage gates, and reporting (cost, programme, quality, HSE).
- Drive critical path and takt planning aligned to factory throughput and site readiness.
- Chair weekly design, production, and site coordination meetings; issue clear actions and maintain RAID logs.
Design & Engineering Coordination
- Coordinate DfMA (Design for Manufacture & Assembly), shop drawings, BIM models, and clash detection.
- Integrate building services (MEP), structural interfaces, facade systems, and compliance with NCC/BCA, QLD fire and accessibility requirements.
- Manage change control, value engineering, and design assurance.
Commercial & Contracts
- Administer contracts (AS 4000 / AS 4902 or equivalent) and manage subcontractor/supplier performance.
- Maintain cost control, cashflow forecasting, variations/EOTs, and claims preparation.
- Lead tendering/negotiations for key packages (modules, MEP, cranage, transport, foundations).
Factory, Logistics & Site
- Align factory production schedules with site enablement, sequencing, deliveries, and cranage windows.
- Oversee QA/QC in the factory and on-site; implement ITPs and hold points.
- Resolve site interfaces (foundations, civil, services connections) and coordinate commissioning.
Stakeholder Management
- Engage clients, consultants, certifiers, and authorities (planning, building, utilities).
- Communicate risks, mitigations, and progress through clear dashboards and reports.
- Manage community, neighbour, and traffic impacts during installation.
Safety, Quality & Sustainability
- Lead HSE culture: SWMS, risk assessments, incident management, and statutory compliance.
- Ensure quality standards are achieved in offsite and onsite environments; manage defects proactively.
- Champion sustainability outcomes (waste minimisation, embodied carbon tracking, circularity of components).
Risk & Program Control
- Build and maintain master program (Primavera/MS Project) with realistic buffers around logistics.
- Identify risks (design freeze, supply chain, permitting, weather) and implement mitigation plans.
- Conduct readiness reviews before manufacture and before install (“gate reviews”).
